Advanced BMS upgrade delivers futureproofed environmental control at Exchequer Court
Exchequer Court is a multi-let office building, at the heart of London’s business district.
The complex sits opposite The Gherkin and is set out over six storeys, offering 110,000 sq ft of office accommodation. Tenants include Bank of Bangkok, Pinebridge Investments Europe, Argo Managing Agency, Pret A Manger and Itsu.

Savills, the building management company for Exchequer Court, asked BGES Group to replace the building’s existing AX controllers with state-of-the-art Tridium N4 Jaces and IO. A preventative upgrade, the aim was to futureproof the BMS, reduce the maintenance burden and improve environmental conditions for occupants.
BGES Group supplied, installed and migrated the software from AX to N4 and upgraded all the graphics to match the new Savills standard. We also implemented tagging and hierarchies on the points structure so the system could be easily searched and filtered. The project also included the installation of a full fibre optic and Cat6 infrastructure and hardware to support the new building management system, including remote access via a firewall supplied by BGES.
Exchequer Court is a busy office building, so it was important to keep the building’s existing services operational while we worked. Most of our work was carried out behind the scenes, and when we needed to enter tenant areas, we undertook the work out of hours or at weekends.

Following the upgrade to state-of-the-art building controls, the building delivers enhanced comfort to occupants and improved environmental control. Importantly, the system is fit for the future, greatly reducing the risk of faults and downtime, which will yield maintenance savings over time.
On completion of the project at Exchequer Court BGES has been awarded the ongoing service contract for the site.
